Rental Criteria
This procedure applies to all new applicants. All adults living in the household must be screened for credit/criminal and are required to be a Lease holder, unless they are being claimed as a dependent on the tax return of the main applicant.
The following screening procedures and review processes are used in determining your eligibility:

INCOME VERIFICATION (ABILITY TO PAY RENT) - Third-party written verification of all income sources will be required to determine your eligibility.

Sources of Income Verification: alimony/child support, other income, pension benefits, social security income (SSI), unemployment benefits, student loan/grant verification, and welfare benefits (AFDC), etc.

Employment Verification: You must provide your last two pay stubs, or you must provide three months of bank statements, savings account statements, or retirement documents.

If you are transferring from another state for a new job, you will need to provide the written offer letter from your new employer as verification.

If you are paid in cash, you will need to provide a notarized letter from your employer stating that you are paid in cash and how much you make per week.

Self-employed Verification: If you are self-employed, you must provide the last 2 years of your tax returns.

Eligibility will be determined based on your gross income.

If it is a new business, you must provide proof of monthly gross revenues.

In determining income eligibility, please see the following:

You are required to have income of 2.5 times the monthly market rent.

If you require a cosigner for income eligibility, they must make 4 times the monthly rent to qualify as your cosigner.

LANDLORD VERIFICATION - You must provide the last 2 years on residency on your rental application. The following criteria will be used to determine your eligibility.

If you have owned a home, payment history on credit report can be used if payment history shows current for 2 years. If your homeownership does not show on credit report, you can provide a title deed or an official document in your name to show proof of mortgage paid off.

Any instance of you leaving a prior residence where you have a current, unpaid balance will result in automatic denial. If balance has been paid, an additional deposit/bond will be required.

Proof by landlord of balance paid in full will be required for review.

Any eviction judgement on you from a prior residence will result in an automatic denial.

CREDIT HISTORY - Your credit report will be reviewed to determine the history of your payment practices including utilities, outstanding loans, judgments, repossessions, foreclosures, bankruptcy, etc. The following specifications will be used as a benchmark in reviewing your credit report:

Your last 2 years of addresses will be verified against the Rental Application.

Your place of employment and employment dates will be verified against the Rental Application.

Your credit history will be reviewed as follows:

Credit scoring is calculated using SafeRent Solutions, and approvals are based on the program setup by the property.

Any collection from an apartment community within our pre-determined amounts and years in SafeRent Solutions will be an automatic denial.

CRIMINAL HISTORY - Criminal Background checks are required for all adults living in the household. A decision will be automatically generated by SafeRent based on the criteria Fortified Property Solutions has set forth.

FOREIGN APPLICANT PROCESSING - This manual processing will be used for ALL Non-U.S. citizen applicants.

You are required to have a SS or ITIN number which will be used when processing your application in ResMan and SafeRent Solutions.

You are required to have a valid photo I.D. (International Passport or State I.D.).

A security deposit equal to two months' rent is required if you are processed this way, where allowed by law in each state.

STANDARDS - In determining initial eligibility, the occupancy limits per apartment type are as follows:

Studio Apartment: One (1) person

One Bedroom Apartment: Three (3) persons

Two Bedroom Apartment: Five (5) persons

Three Bedroom Apartment: Seven (7) persons

Four Bedroom Apartment: Nine (9) persons
